Conlon, 143 Mo. loc. cit. 378.] This quotation from Fry on Specific Performance (3 Am. Ed.), section 1073, is then approved: “Where the contract is in anywise unilateral, as, for instance, in the case of an option to purchase, a right of renewal, or of any other condition in favor of one party and not of the other, then any delay in the party in whose favor the contract is binding is looked at with especial strictness.””
