“Implicit in this rule is the requirement that the purchaser be willing to purchase, and that in contracting with the seller, he has agreed to purchase the property. Here we do not have such an unqualified promise, but rather a conditional promise, and the respondent’s right to collect his fee was also máde conditional upon the purchaser’s obtaining satisfactory financing.
