    A covenant asserting the grantor’s right to convey. See 128 Ala. 267, 86 Am. St. Rep. 136, 29 South. 386. Covenant of seisin. An assurance that the grantor has the very estate in quantity and quality which he purports to convey. See 125 Am. St. Rep. 443, note.
