Mass. Gen. Laws ch. 223, § 104

Pledge of property

If such appraised value or any part thereof is so paid, the defendant's share of the property shall thereby become pledged to the party to whom it was delivered, and he may sell it, if not redeemed, and shall account to the defendant for the remaining proceeds of the sale.
