Mass. Gen. Laws ch. 79, § 43

Right less than fee; effect of abandonment on award of damages

When any easement or other right less than the fee which has been taken by eminent domain has been abandoned in accordance with law before the damages accruing from such taking have been finally determined, the fact of such abandonment may be considered in reduction of damages in any proceedings under this chapter for the award or assessment thereof.
