<bold>[1] Adverse Possession — Character of Possession — In General.</bold> Adverse possession requires actual possession which is uninterrupted, open and notorious, hostile and exclusive, and under a claim of right made in good faith for the statutory period. The possession and dominion necessary under this rule need only be that of owner in general, in holding, managing, and caring for property of like nature and condition. <bold>[2] Adverse Possession — Character of Possession — Actual</bold> <bold>Occupancy — Seasonal Use.</bold> The <italic>uninterrupted possession</italic> which is necessary for adverse possession does not necessarily mean <italic>continuous occupancy;</italic> sufficient continuity of possession is provided by seasonal occupancy of property upon which permanent improvements have been placed, where such periodic use is appropriate to the nature of the property. <bold>[3] Adverse Possession — Tacking Successive Possessions —</bold> <bold>Privity — What Constitutes.</bold> The privity required to permit tacking of the adverse use of successive occupants of real property, need be no more than such reasonable connection between the occupants as will raise their claim of right above the status of the wrongdoer or the trespasser. A formal conveyance between the parties describing some or all of the property is not essential to establish such connection. <bold>[4] Adverse Possession — Tacking Successive Possessions —</bold> <bold>Privity — Conveyance Describing Adjacent Tract.</bold> Where successive purchasers received deeds giving them record title to a certain tract of land under the mistaken belief that the deeds described an immediately contiguous tract which they each occupied in turn, sufficient privity of estate existed between the successive purchasers to permit tacking of their respective periods of possession of the contiguous tract for the purposes of establishing title to that tract by adverse possession.
