<bold>[1] Appeal and Error — Decisions Reviewable — Moot Questions —</bold> <bold>What Constitutes.</bold> When a party has a monetary stake in the outcome of an action, the action is not moot. <bold>[2] Appeal and Error — Findings of Fact — Review — In General.</bold> An appellate court will not disturb a finding of fact which is supported by substantial evidence. <bold>[3] Landlord and Tenant — Lease — Construction — Ambiguity —</bold> <bold>Determination.</bold> Whether a lease is ambiguous, <italic>i.e.</italic>, capable of being understood in more than one sense, is a question of law for the court. A court will not read an ambiguity into a lease if reading the lease as a whole can avoid the ambiguity. <bold>[4] Landlord and Tenant — Lease — Construction — Addenda —</bold> <bold>General and Specific Provisions.</bold> A lease and its addenda are interpreted together, with specific provisions prevailing over more general provisions. <bold>[5] Landlord and Tenant — Lease — Parol Evidence — Parties'</bold> <bold>Intent.</bold> Parol evidence of the intent of the parties at the time of entering into a lease is admissible only if the lease itself is<page_number>Page 281</page_number> ambiguous. <bold>[6] Landlord and Tenant — Lease — Construction — Ambiguity — In</bold> <bold>General.</bold> An ambiguity in a lease is construed against the party who prepared the lease. <bold>[7] Costs — Attorney Fees — Prevailing Party — What</bold> <bold>Constitutes.</bold> For purposes of a contractual provision requiring the losing party to pay his opponent's attorney fees, there is no losing party if each party prevails on at least one significant issue.
