The Cyclopedic Law Dictionary
An estate which is to commence in possession in the future {in futuro). It includes remainders, reversions, and estates limited to commence in futuro without a particular estate to support them, which last are not good at common law, except in the case of terms for years.

In New York law it has been defined as "an estate limited to commence in possession at a future day, either without the intervention of a precedent estate, or on the determination by cluding reversions, which cannot be said to be created at the same time, because they are a remnant of the original estate remaining in the grantor.
